Telangana Real Estate Regulatory Authority has taken action against several prominent developers for violating advertising norms under the Real Estate (Regulation and Development) Act, 2016. Godrej Properties, Swargaseema Ameya, Navanami Elevate, Vertex Viraat and Thirumala Hills have come under the TG-RERA scanner for issuing pre-launch and non-compliant advertisements without proper registration details. The authority has issued show-cause notices to the developers and sought explanations for the violations.
As per the RERA Act, any real estate project measuring more than 500 square metres or having more than eight residential units must be registered with the state RERA authority before any form of marketing, booking or promotion. Every advertisement, including print, digital and outdoor promotions, must clearly display a valid RERA registration number along with complete project details. TG-RERA officials said these rules are meant to protect homebuyers from misleading promotions and unverified claims.
During its review, TG-RERA found multiple violations, including advertisements released without mandatory registration numbers, improper display of registration details, use of non-compliant font sizes, and incomplete project names in promotional material. In some cases, layout projects were promoted as full-fledged residential projects, which can mislead buyers about the nature and approval status of the development. The authority warned that attracting buyers or investments without formal RERA registration is a direct violation of the law and can invite strict legal action, including penalties and further restrictions on marketing activities.
Officials said the crackdown is part of TG-RERA’s ongoing effort to bring transparency and accountability to the real estate sector in Telangana. Homebuyers have been advised to verify the RERA registration number and project details on the official TG-RERA website before making any booking or payment. The authority stated that strict enforcement of RERA norms is necessary to curb misleading advertisements and ensure fair practices in the property market.
